Is a quarterly pest plan worth it in southwest Dallas?
For most year-round homes in southwest Dallas, yes. A quarterly plan renews it before pests rebuild. A single treatment suits a move-in, a sale or a one-time flare-up.
Think of the plan as upkeep on a barrier, not a string of sprays. Each visit lines up with a season: spring storms, the long run of 100-degree days, the late-summer cricket wave and the first fall cold fronts. Skipping one usually shows up a few weeks later as roaches in the garage or a scorpion in the tub.

Why do roaches pour out after a storm in Oak Cliff and Redbird?
American cockroaches live in storm drains, sewer lines and damp mulch. Aging drain lines in pre-war Oak Cliff homes can give them extra routes inside.

Slab homes get more attention at weep holes, expansion joints, plumbing gaps and the garage door seal, where most pests get in.
Crawlspaces under the bungalows of Winnetka Heights and the Tudors of Kessler often have tight access and old debris. Clear a path to the hatch before the visit. In historic districts, ask before adding vent screens or new skirting, since exterior changes there can need city preservation review.
Slab homes have their own weak point: the brick ledge. When flower beds are built up over the weep holes, roaches and ants walk straight into the wall cavity, so pulling soil back is often the first fix the technician suggests.
How should I get ready for the visit?
Put pets and their bowls away, clear a few feet along the foundation, and pull stored boxes away from the garage walls. Empty the cabinet under the kitchen sink if roaches are the problem. Mention fish tanks, vegetable beds, a new baby or anyone with asthma so the technician can plan the treatment around them.
You do not need to empty closets or move furniture. Inside work is targeted, and the technician tells you how long to stay off treated areas before leaving. If someone in the house works nights, say so when you book so the visit can avoid nap hours.
